Building and
Pest Inspections

You can choose to have a building and pest inspection conducted as a pre-sale exercise helping you prepare your home for sale. You can choose to have an inspection done on a property you are looking to purchase, to determine if there are any major or minor defects that need to be resolved before you either choose to purchase or prior to settlement. You can also choose to do a pre-auction inspection to give you the confidence to bid on the property at auction.

Our inspections cover:

  • Site; driveways, paths, fences, surface drainage, retaining walls and trees. Anything you have that is a fixed feature of your yard.
  • Roof and gutter, plus downpipes
  • Hot water and water tanks
  • Exterior; alfresco, chimneys, eaves, porch, doors, facias, gutter, rising damp, walls, windows, weep holes and ventilation.
  • Garage and carport
  • Stairs, pergolas, balcony and decks
  • Interior structure and fixtures
  • Bathrooms including structure, fittings and fixtures
  • Kitchen and Laundry; structure, fitting, fixtures as well as ovens and range hoods
  • Roof void; framing, insulation and cladding
  • Subfloor; piers, joists, bearers, foundation walls, plumbing and dampness.

Wastewater Treatment
System Inspections

Firstly, a wastewater treatment system is your own personal sewage (so don’t go swimming in it!). So, to ensure it is in good working order, an inspection is required as it will save you thousands of dollars in the event you need to replace it.

Our wastewater treatment system inspection includes visual checks and smoke testing of all wastewater and stormwater pipes and their connections.

Staged Independent
Building Inspections

Staged building inspections are designed to provide a new home owner with confidence and peace of mind that their build (at each stage) has been completed as per the council approved plans/specifications and as per the Australian Design standards. 

There are six stages:

  • Pre-slab – an assessment of the foundations before concrete is poured or before the piers are poured. At this stage we’re inspecting the steel reinforcement, and we’re also looking for the presence of a termite barrier. This inspection will ensure your foundations are strong and will reduce the impact of structural defects.
  • Frame – the strength and accuracy of the frame will prevent structural defects in the future. During this assessment we are looking to see that the walls are plumb and straight, that the frame is correctly placed on the slab or piers and that the roof truss and bracing has been installed correctly. We check the plumbing and drainage penetration, we check the gutter and facia and we check the overall workmanship.
  • Pre-lining – we check all of the above again along with services including electrical, air-conditioning ducting and plumbing. We check window and door installation and external roof cladding, and we check that brick ties are fixed, and the sarking is installed to frame.
  • Lock up and water proofing – now that the plaster is on the walls it’s time to check plaster defects and fix out carpentry. Next is the kitchen and bathroom cabinetry (if installed) as well as checking the waterproofing in all wet areas.
  • Practical completion – You’re almost in. So, this inspection is to check that everything is as it should be – all your fixtures, finishings and the overall quality of the build. This is the last chance to have any defects rectified before hand over.
  • Dilapidation – apart from being a very hard word to pronounce, this is the cooling off period, normally 90 days from completion. This inspection is to confirm that any defects from previous inspections have been rectified. Walls are checked for any moisture, we check that there are no leaks from water tanks and we’re checking any movement in the exterior. As well as any other concerns that you have with the build that you’ve identified since moving in.
